How Do We Restore Your Home After Water Damage?
-
Initial Assessment
When our experts first get on site, we will complete a detailed initial assessment looking for any damage materials and contents. We are looking for what's wet, and how we it is. While it's easy to spot wet carpet, other materials such as drywall or subflooring may not seem wet to the naked eye, so we use moisture meters and moisture sensors to locate all affected materials, and the migration of water in your home. During this assessment, we document all findings.
Documentation includes each each affected material and how wet it is, the location of the water (which we call a moisture map), ambient air conditions, where the water came from (so we can determine the appropriate PPE and if any containments, negative pressure or HEPA air filtration is needed), if any mold growth is found, and photographs. -
Customized Drying Plan
Each restoration project is different. After completing the assessment, we will tailor a drying plan to your specific project. At the beginning of the project, we will establish a Dry Standard, which is the baseline dry of different materials. For example, we need to know what was "dry" before your home had water damage. We will determine a Dry Standard for each type of building material affected, because each material has a different structure and porosity. We take a moisture reading from an unaffected area of the property to determine this Dry Standard.
After we have the Dry Standard, we create a Dry Goal, which is the moisture level we need to reach during drying in each type of material. Once we ave reached our Dry Goal, we know the materials have been properly dried!
Different materials dry at different speeds, for example, wet drywall may dry much faster than a wet hardwood floor. The type of materials that are wet also determine what type of drying equipment we will use to dry your home. Generally, this equipment includes air movers and dehumidifiers, but we may also use speciality equipment like hardwood floor drying mats or wall cavity drying systems.
This is also the phase we will complete any demolition required. Depending on the Category of Water Damage, or how contaminated the water is, some materials may need to be removed and replaced. -
Ongoing Monitoring
When you have a indoor flood, continuous monitoring of the drying progress is crucial. After completing any needed demolition, and installing drying equipment we monitor the job progress daily. This allows us to ensure all affected materials are drying. During this monitoring process, we:
-Use moisture meters to determine the moisture level in materials
-Document the moisture level in materials, and the ambient air conditions to ensure our equipment is working correctly, and we are using warm, dry air to encourage evaporation of moisture from materials.
-Reposition equipment as needed so all materials dry. -
Drying Completion
We continue to dry materials until the Dry Goal has been met. Once the Dry Goal has been achieved for all affected building materials, we will remove equipment and completed any necessary cleaning.
Throughout the drying project, we monitor, document, and take photos. With this information, we are able to put together the "story" of the water damage project. Documentation is key on a restoration project so:
1) You have confidence your home was restored properly
2) Your homes value is re-established! If you ever sell your home, both parties can be confident the repairs were done correctly.
3) Your insurance company will require this documentation -
Reconstruction
If demolition was completed during the drying process, we will complete any needed reconstruction and repairs so your home or business is the exact same way it was!
These repairs include everything from baseboard installation to major repairs with framing, insulation and drywall.
